Tanner St, Southwark

Bywater’s Tanner Street scheme reimagines a historic Bermondsey warehouse into a modern co-living community while embedding sustainability and technical excellence. The design retains the 19th-century façade and structural character, complemented by 112 purpose-built co-living units and vibrant communal spaces. This adaptive reuse approach reduces embodied carbon and celebrates heritage within Southwark’s Conservation Area.

The development adopts a fossil-fuel-free, all-electric energy strategy, eliminating reliance on gas and aligning with net-zero aspirations. Heating and hot water are delivered via high-efficiency air-source heat pumps (ASHPs), supported by smart controls to optimise performance. Apartments feature mechanical ventilation with heat recovery (MVHR) systems, ensuring excellent indoor air quality and thermal comfort.

Photovoltaic panels supplement renewable energy generation, while rainwater harvesting and low-flow fixtures enhance water efficiency.

By combining heritage conservation with advanced MEP solutions, Tanner Street sets a benchmark for sustainable, resilient, and healthy urban living—delivering a future-proofed, low-carbon community in the heart of London.
