Coombe Road

The Coombe Road scheme transforms a 0.57-hectare brownfield site in Kingston upon Thames into a vibrant Build-to-Rent community of 150 high-quality homes.

Following the demolition of the former Regent Wing, three mid-rise buildings will rise within a landscaped garden setting, offering studios to three-bedroom apartments, with over half designed for families. The development prioritises wellbeing through communal gardens, play areas, and integrated pathways, creating an inclusive environment.

Sustainability is at the heart of the project. The design adopts a timber-led structure combined with concrete cores to reduce embodied carbon while ensuring durability and fire safety. An all-electric energy strategy utilising air-source heat pumps eliminates fossil fuels, complemented by photovoltaic panels and rainwater harvesting systems. Enhanced ventilation, MVHR units, and passive design measures ensure comfort and compliance with Part O overheating standards.

Modern Methods of Construction, including prefabricated risers and utility cupboards, streamline delivery, improve quality, and reduce waste. Fire safety is embedded through sprinklers, smoke ventilation, and dry risers, while future-proofed infrastructure supports EV charging and high-speed connectivity.
