The £200m investment on a 46-acre site in the village of Chesterton near Bicester is the first in Europe for US-based Great Wolf Resorts. It will feature a 498-room hotel, an indoor water park, restaurant, conference facilities and extensive family entertainment centre.
Innovative design strategy.
Securing adequate utilities for the site posed both a significant challenge and a notable accomplishment during the design phase given the pressures on the local infrastructure network.
Our solutions for the development includes a rainwater harvesting system to serve all WCs on site using the 4,000m3 attenuation storage. This water is stored and prevented from draining offsite and will intelligently discharge when the weather is predicted to rain.
We are also installing innovative low energy fan coil units in hotel rooms that reduce installation times by avoiding secondary ductwork improve acoustics, and reduce running costs /carbon emissions.
An air source heat pump led heating and hot water system with gas back- up/top-up brings plant resilience to the site.
The design has considered off-site refabrication at the outset to optimise quality and programme.
